It’s crazy, we’re already in November!! Time is flying by so fast this year! I mean… right now, it’s chilly outside with temperatures projected to be 65 or 58 degrees high! I mean it’s nuts!! The sweaters and jackets are coming out! It’s that time of the year!!

This is time of the year people think the Real Estate slows down. It makes sense, it’s a busy time during the holidays since people are traveling and buying gifts. While that’s very much true in some cases, and it’s also not. Let me tell you why:

As a Savvy agent, I believe the best time to buy a home is in the fall — there is less competition. Many people are not always going to buy a home during this time, so you might have an easier time finding home (probably even easier during this kind of market — more homes sitting on the market & higher rates).

The holiday season has historically been a busy time for me. Aside from facing the elephant in the room with rates being high, sellers & new home builders have crazy incentives for buyers. We are seeing things like sellers paying closing costs, buying down rates.. I mean I’m seeing it everything across the board! So buyers are really taking advantage of what they can right now while sellers are still walking away with a lot of equity. Both buyers and sellers are taking advantage of the current situation. Sellers are walking away with some good Equity, period. EVERYONE is actually pretty happy at the end of the day.

With the most recent rate hike going up three basis points, rates are being pushed into the sixes and sevens. But with rate buy downs and different programs for buyers, lenders & realtors are doing what they can to make sure that it makes sense for buyers.

To tell the truth, if a home sale doesn’t make sense for our sellers or buyers, we’re going to let you know it might not make sense right now. With the stock market, bond market, and real estate market being all over the board… it’s our job to make sure we help you and guide you during these times.

We have eight or nine in escrow right now, so in our not like things are slowing down for us. We are doing what we can to navigate during these times… that’s what it comes down to. But that’s what we do as professionals — it matters who you hire because we take pride in what we do. We’re also in the forefront of what’s happening here locally in Henderson & Las Vegas. I recently went to Pasadena & Beverly Hills, California as a guest speaker for several Douglas Elliman offices. It was a great success! I will being doing more vlogs because people find interesting what we as real estate agents and also… my life is pretty interesting when it comes to real estate!! From the magnitudes of houses and the locations of houses, new construction, resale, land… I mean it’s all over the board!! I believe people want to see that… HA!… maybe I’ll do reality show!! (:
